Facilities Operation and Maintenance (O&M)
Working together on client-focused teams, MACTEC’s engineers, architects and environmental professionals specialize in evaluation, repair, renovations, rehabilitation and maintenance of existing facilities.

Primary O&M services involve expertise related to structural systems, mechanical and electrical systems, plumbing, indoor air quality, asbestos and lead-containing materials, construction materials, building exteriors, roofing and waterproofing, pavements, information management, and other technical skills required for successful asset management.

Building Maintenance, Renovation and Repair
MACTEC maintains one of the most skilled technical staffs in the industry with hands-on experience in building maintenance, repair and renovation issues. For material failures or deterioration, MACTEC isolates the cause of the failure, develops a range of alternative solutions, and provides comparative cost estimates and design details. A significant feature of our approach is assessing the relative strengths and weaknesses of building systems, structures, and components before problems arise and developing cost-effective plans for maintaining, restoring, or preserving building assets.

MACTEC assists building owners and managers in developing plans that provide a long-term return for an economical and technically sound maintenance investment. Correctly done, it can mean the difference between predictable expenditures and manageable results on the one hand, and unexpected, potentially catastrophic failures on the other, which can cause unplanned interruptions and substantially increased operating costs.

Maintenance Management
Regularly scheduled maintenance can help preserve building assets and your bottom line. By focusing on carefully devised preventive maintenance programs, building owners and managers can significantly reduce their costs and increase the performance of critical systems. Using both calendar and predictive models, MACTEC works with clients to prioritize maintenance tasks and create a realistic and cost-effective schedule for component replacements or system enhancements. These value-added services can provide greater energy conservation and cost savings through the increased efficiencies of scheduled, cyclical maintenance and repair on major components or systems.

Vertex® Facility Management Information Systems
MACTEC's engineers and information specialists work closely with our clients to define needs and develop viable approaches to integrating facility management information. Facility Lifecycle Group (FLG), a division of MACTEC, creates, implements and supports innovative products and services that enable objective, consistent, cost-effective best practices to support rational decision-making for recapitalization planning. FLG's solutions are based on software applications and tools that support data management, analysis and forecasting derived from advanced engineering concepts.

With the engineering-based expertise and vast experience built into Vertex, our clients are able to manage multisite properties through a comprehensive, precise approach that includes the following attributes:

• Relevant facility data are centralized into one database allowing immediate access to important information.
• Vertex generates detailed reports documenting asset characteristics, condition levels, remaining useful service life, and required maintenance to optimally operate and successfully manage facilities.
• Management is able to objectively analyze detailed data regarding the organization’s major facility cost components.
• Vertex provides management with comprehensive knowledge of an organization’s asset base and its condition, enabling proactive, fiscally sound planning with respect to asset maintenance, repair and replacement.

Emergency Response
When an unexpected event or natural disaster occurs, MACTEC can provide immediate, on-site assistance. Following the September 11, 2001 terrorist attacks in New York City, earthquakes in California, hurricanes in Florida and the Carolinas, snowstorms and floods in the Southeast, and a high-rise fire in Texas, MACTEC successfully demonstrated a unique ability to quickly mobilize large numbers of engineers, architects, and other technical specialists to respond to client needs. Our emergency response management team understands what is required in the wake of man-made and natural disasters, including life safety issues, damage documentation and quantification, repair design, implementation, and prioritization, and reconstruction management.

MACTEC understands the role and procedures of FEMA and other state and local government agencies in these situations. We have successfully worked with them to obtain the full reimbursement allowed for damage to the client’s assets.

Litigation Support
MACTEC’s senior professionals often serve as technical experts to support dispute resolution and litigation efforts. Routinely involved in investigative efforts to determine the cause of building system and component failure for the purposes of remedial repair or rehabilitation, our senior staff provides a logical approach to dispute resolution.

Environmental and Regulatory Issues
Compliance with current building codes, reforms like the Americans with Disabilities Act, and the large number of environmental regulations in effect present increasingly complex challenges for our clients. Whether the issue is asbestos, lead, indoor air quality, or other regulatory-driven situations, property managers turn to MACTEC’s extensive resources and expertise for advice and technical assistance.

MACTEC provides building owners and managers with assessments of current environmental risks, methods for managing the costs of compliance or remediation, and plans for minimizing future liability. Real Estate
MACTEC is uniquely qualified to provide assessment services related to both environmental and engineering issues through a single point of contact. With extensive credentials in both disciplines, our professionals help clients assess their risk of regulatory and financial liability. Our experience in conducting environmental site assessments and property transfer condition surveys can help address the risk of inheriting an unexpected environmental or maintenance liability. Problems can be discovered through due-diligence surveys, environmental risk analysis, building component analysis, and repair cost estimates.

New Development / Design and Construction
MACTEC provides design and evaluation services for new construction projects. Working together with principal architects or engineers, MACTEC provides a number of services including peer design review, code analysis, testing, specifications development or review, and quality assurance monitoring. We also prepare plans and specifications for the design of building and environmental repair and remediation projects.
